Buying my first condo was frightening and thrilling at the same time, but overall it was an amazing and enjoyable experience for me. Well, I'm here now happily living in my condo and just want to share with you the things I learned before I successfully owned this fantastic unit.
I learned a lot buying my first condo and one of that is how to select and work with a real estate agent. Some can be trusted and some are not, there are so many behind the scenes transactions that you didn't know or tell you. There are times that you will be thinking if the agent you hired really cares if you get a nice deal or not.
I also learned on how to check the construction. Here in our area you will prefer to have a concrete based construction, why? This area is often hit by a hurricane and a concrete building has the higher chance of surviving. If you want to know what the building is made of and the construction material use, ask the building owner or the realtor. They will answer all your questions with no hesitations.
Know the exact price. To know the prices of surrounding units you must conduct a research. Since that these are public records, you can see the prices of the other units sold in the last few months and compare to the asking price that the seller set for you. Is the asking price too high? And then you can negotiate.
Don't bite with too high asking price. I have spoke with some of my friends here in the area and told me that some sellers are going for more than the asking price. This is ridiculous. They are acting as if their homes for sale in Layton are the only remaining properties in the area. Never give full asking price and look for motivated sellers out there.
Determine motivated sellers. If the owners still living in the residence means that they are not motivated to sell. But if you see an abandoned Layton Utah condos unit and electricity is cut off, they may be more motivated, why?
